House Buyers of America – Purchasing Manager Position
House Buyers of America is actively seeking a qualified individual for the role of Purchasing Manager. This pivotal position involves overseeing Purchasing and Contracts within the company, contributing to the development of detailed scopes of work and budgets for each project.
Responsibilities:
- Purchasing and Contracts Management: Responsible for managing Purchasing and Contracts, including bidding out and hiring subcontractors, managing all contracts, and submitting invoices.
- Cost Negotiation: Negotiate the lowest possible cost (national production builder pricing) while maintaining high quality.
- Product Sourcing: Creatively source new products to lower costs and enhance the quality/aesthetic appeal of houses.
- Collaboration: Work with senior management to determine or update spec levels.
- Estimates and Scopes: Develop detailed estimates for renovations and residential new construction, creating scopes of work that maximize ROI on each property.
- Contract Management: Manage contracts for all trades and subcontractors, including bidding out renovations and hiring, managing, training, and, if necessary, terminating General Contractors and subcontractors.
- Communication: Communicate effectively with the Construction Team to ensure a quality product at the most economical cost.
- Financial Management: Create and manage Purchase Orders (POs) and handle invoicing upon construction completion.
- Quality Assurance: Conduct field audits to ensure work performed meets contractual specifications.
- Cost Optimization: Strive to complete projects below assigned budgets and continuously seek ways to reduce construction costs and streamline processes.
- Data Management: Update House Buyers of America property database and reports to track every detail of construction, managing all paperwork and electronic files in a timely and organized way.
- Adaptability: Anything else necessary to help the company meet its goals, as House Buyers is a rapidly growing and dynamic company where employees may need to go beyond their traditional duties.
About You:
- Minimum 5-10 years of Purchasing experience with a major home builder and remodeling company.
- Good computer skills, especially using Excel.
- Bachelor’s Degree.
- Spanish speaking is a plus, but not a requirement.
