Essential Job Duties:
- Implements the engineering, safety and code compliant programs, policies and procedures established by the Company to maximize client portfolio value. Ensure that on-site personnel implement these programs.
- May conduct property audits in accordance with pre-established guidelines.
- Works with Facility Managers, when requested, in formulating the operation plan. Helps implement and coordinate, energy management and manpower development programs within the guidelines of industry quality standards, operating objectives and goals established by the company.
- As requested, provides direction and consultation to building operations staff on HVAC, plumbing, electrical, fire, life and safety systems.
- Provides input and direction for implementation of training programs and activities for engineering and operations personnel.
- As requested, supports the region in new business presentations, property acquisitions, and due diligence.
- Responsible for positive and prompt response to requests from engineering and operations staff. As requested, addresses the needs of the engineering and operations staff and makes sure that problems are being solved promptly, and to the benefit of the tenant and properties.
- Responsible for the collection, analysis and reporting of statistical data as requested by management. Including utility data, metrics on energy projects, and environmental.
- Assists in property contract negotiations, scope preparations and bid reviews, with recommendations in engineering related contracts.
- Coordinates with subordinate staff members in the hiring, review, promotion and termination of various engineering and operations staff.
- Works with engineering and operations staff to establish preventative maintenance programs in order to reduce equipment downtime, maintain property integrity, maximize efficiency and minimize costs.
- Ability to manage work order and preventative maintenance systems, software programs for utility and energy tracking, MSDS programs.
- Ability to assist and interpret deregulated energy contracts.
- Participate in industry organization to benefit from their current programs and related issues affecting the industry.
- May perform other duties as assigned.
Skills, Education and Experience:
- Engineering background and related education
- Minimum of 7-10 years previous engineering management experience
- Strong oral and written communication skills
- Ability to handle multiple projects and make decisions
- Knowledge of computers and work order software systems, Excel, PowerPoint, Word, Outlook
